Construction underway at new Chesterfield Care Home, creating historic gateway into its former life

Construction is well underway at a new 72 bed care home in Chesterfield, Derbyshire, which incorporates a doorway into its past.

The care home, designed by RIBA Chartered HSSP Architects, the multi-award-winning architecture practice, integrates a listed, Victorian ‘Drill Hall’ doorway arch into the design of a modern, innovative care home providing high dependency care for its residents.

The care home sits on the site of the former ‘Drill Hall’ which was built in 1897 to provide a space for the volunteer 6th Battalion Sherwood Foresters to train. It was a valued part of the community until it was demolished in 1991 and replaced with a car park. During its deconstruction, the listed decorative main stone archway was saved, and put into storage where it has been for nearly 30 years.

As part of the planning and design process, the stone, grand ornate archway which is typical of the Victorian era has been the inspiration for the new frontage.

HSSP Director and project Architect, James Botterill, said: “On viewing the historical archway which has been laying in nearby storage for decades, we began to pick-up the styling and character of the building that had once stood. It’s an impressive piece of architecture and we were determined its strong decorative character should be incorporated into the design of the new building –  transitioning its past into the modern world. It was a fantastic design challenge but one that could have easily fallen into the realms of pastiche. By focusing on textures, materials and shape, we were able to add to its evolution and add personality and style onto the new design.”

The site, which is situated on the main road into the town, also had other design challenges to overcome that have influenced the design. The steep sloping topography has allowed for a 4 storey building to appear only 2 storeys at the road frontage, ensuring the development is not overbearing upon the street scene. Employing biophilic principles, the building opens up the hillside providing residents with clear access and views of the nearby allotments. The main living area enjoys a free flow of space leading directly to the terrace areas.

All 72 rooms have been designed with modern ensuites, communal living areas combine home comforts with the requirements of high-dependency nursing, and staff areas are spacious and airy.

James concluded: “We have worked in partnership with the developer and planners to bring our vision to life. The planners were delighted with our perceptive designs that revert the site back to its former street scene appearance and we look forward to seeing a piece of history reincarnated in the next guise of its life.”

Progress continues on development of 120 new homes in Holmewood

A housing development comprising of 120 new homes is continuing progress in Holmewood, with the developer opening the doors to its marketing suite on the site this month.

Thorpe Meadows is the latest development by housebuilder Harron Homes, which has also been working on the Regents Green development in nearby Grassmoor.

Set in a picturesque area of North East of Derbyshire, Holmewood boasts the Five Pits Trail, a country park which is a haven for wildlife, while Chesterfield is just a short drive away for major retailers as well as leisure and entertainment options.

The village is also in close proximity to the M1, providing commuters with convenient access to Sheffield and Nottingham, both of which are approximately 20 miles away.

Construction work is progressing, with a showhome expected to be available to view by July 2021. This development comprises of a collection of three and four bedroom homes.

Harron Homes says ecology will be a priority on the site with bird boxes, bat boxes and hedgehog homes and highways all being incorporated in the development.

Plans to restore further stretch of Chesterfield Canal approved

Plans to restore the Chesterfield Canal by 1.6 miles have been approved. This will extend the navigable section in Derbyshire by a third from Staveley almost to Renishaw. It will include a 37m long aqueduct almost 10m above the River Doe Lea.

There remains lots of preparation to be done, but there should be works on the ground by the end of this year or early in 2022.

The restored canal currently ends at Eckington Road Bridge in Staveley, where the Chesterfield Canal Trust’s volunteer Work Party has built a new lock and restored a further 300m of canal. The new section will go through a disused railway line and across the Doe Lea Valley on the Staveley Puddlebank. This is a huge embankment nearly 800m long and up to 10m high that was a wonder of the age when constructed in 1776. The canal then turns north and runs parallel to the Doe Lea to the borough boundary.

The towpath will be a 3m wide all-user trail alongside the canal, so walkers, cyclists and mobility scooter users will be able to join boaters, canoeists and paddleboarders in enjoying the new route.

The application was submitted by the Chesterfield Canal Trust through its Development Manager, George Rogers. Although endorsed by lots of members of the public and numerous organisations including the Ramblers, Chesterfield Cycle Campaign and Chesterfield Civic Society, HS2 Ltd. objected. The canal runs underneath HS2’s proposed line to a maintenance depot. However, negotiations with HS2 earlier in the year led to the objection being withdrawn, leaving the way clear for council approval.

Chair of the Chesterfield Canal Trust, Peter Hardy, said: “We are delighted that our planning application has been approved. This is a substantial step on the path to achieving our ambition of reopening the canal fully by 2027. We would like to put on record our thanks to our many supporters and partners who have backed us so far and who we know will stick by us in the exciting years ahead.”

The Trust is hoping to start its Rewatering Renishaw project in the coming months, which will bring a further 1,000m of canal back to life. This will mean that there could be a total of 7½ miles of canal from Chesterfield to Renishaw by the end of 2023.

Once this has been achieved, lots of opportunities for tourism will open up including the hire of dayboats, weekend boats, canoes, paddleboards and cycles. There will be a need for more pubs and cafés, and anglers will be delighted by new opportunities.

At the same time, Staveley Town Basin, now renamed Staveley Waterside, will be developed by Derbyshire County Council and there are plans for a whole new village on the old Staveley Works site, including a hotel and small marina.

Rod Auton, Publicity Officer for the Trust, said: “The next few years will see an incredible transformation along the canal which will bring a massive economic boost to the area. It is our hope that the Chesterfield Waterside development will also continue, including opening the canal basin. This would connect the town directly into the beautiful, green and tranquil oasis that is the Chesterfield Canal.”

“We now have a chance to get back to our high streets and show our support upon their re-opening”

In his latest blog, Destination Chesterfield Chairman Peter Swallow has shared his thoughts about the reopening of non-essential retail in Chesterfield, along with providing an update on several regeneration projects taking place across the town.


With the gentle easing out of lockdown and the continuing success of the vaccination programme, the future is definitely looking brighter for everyone.

The re-opening of non-essential business is another positive step forward for the town. We have all been deprived of the things we enjoy doing whilst lockdown measures have been in place, such as shopping, attending events and eating out.

With Chesterfield’s wealth of independent shops and eateries, we now have a chance to get back to our high streets and show our support upon their re-opening. Just a few pounds spent in local shops will make a huge difference to these businesses and I personally feel it is a far more enjoyable experience to visit these outlets as opposed to clicking on a website.

The re-opening of the high street also coincides with the launch of the brand new Love Chesterfield Awards. They celebrate the town’s favourite food and drink and retail businesses, local entrepreneurs, regeneration projects, community contributions and sustainability. Nominations for the awards open in May, If you know of someone or something in Chesterfield that deserves recognition, please do put them forward for an award.

We also got the chance to recognise success across the borough at this year’s Celebrate Chesterfield event- and it was indeed a celebration. We celebrated our resilience as a town during the pandemic, we celebrated our community that continuously pulls together and we celebrated the positive future ahead for the town we love.

Part of Chesterfield’s success is its ability to join forces for the good of the town, and the launch of the town’s new Construction and Property Group at the event demonstrated this perfectly. The Group represents the coming together of public and private individuals and organisations in our town who, together, are committed to driving forward collaboration, investment, sustainability and skills within Chesterfield.

In spite of the pandemic, developments in Chesterfield have continued at pace and there are many more on the horizon. Most recently construction has begun on a McDonalds restaurant and drive-thru on the site of a long-derelict former multi-storey car park at West Bars. Staveley has also received £25.2 million from the Government’s Town Deal programme, which will help deliver inclusive growth opportunities over the next five years.

It is schemes like these as well as Chesterfield Waterside, PEAK and Northern Gateway that are creating immediate and future opportunities for our young people ensuring they are able to acquire skills that will help them achieve their future ambitions.

The past year has shown just how strong we are when we pull together and I know that is this strength and determination that will continue to drive us forward into our bright future and beyond.

Bolt tightening ceremony marks another milestone in Chesterfield Waterside

Progress on the town’s £340 million Chesterfield Waterside scheme has taken another step forward with the completion of the steel framework for One Waterside Place.

Contractor Britcon (UK) Ltd, a leading Civil Engineering, Building and Steel Frame Solutions company, began erection of the steel frame for the seven-storey office block in February earlier this year.

With people still being advised to stay at home amidst the pandemic Cllr Tricia Gilby, Leader of Chesterfield Borough Council, joined a bolt tightening ceremony, marking another stage in the development’s progress, via video conferencing technology.

Councillor Tricia Gilby, Leader of Chesterfield Borough Council, said: “It’s fantastic to see this building progressing at such pace. When complete One Waterside Place will provide modern office accommodation for businesses and in turn will create more jobs for local residents.

“It is just one of several high-quality developments around the borough that will help ensure we are in the strongest possible position to recover from the impact of the pandemic, as a thriving borough with lots of opportunities for business development and economic growth.”

The event held special significance for Peter Swallow and Nick Shepherd who were once both students at Chesterfield College which sits above the development. Britcon and Chesterfield Waterside are working with closely throughout the whole build process and hope to invite students to site once restrictions allow. Construction of the office block began last year following the securing of a forward funding agreement between Chesterfield Borough Council and Chesterfield Waterside Ltd, as a key strategic investment opportunity for the town.

With the steel frame complete, Britcon will now begin installing the concrete flooring ahead of making the building watertight and then beginning the internal fit-out before tenants move in later this year.

Chesterfield-based accountancy firm BHP Chartered Accountants have already committed to occupy a floor of One Waterside Place once complete.

One Waterside Place is part of a wider business and residential offering in phase one of Basin which comprises offices, a hotel, multi-storey car park and build-to-rent apartments, which will be centred around the new canal basin and pedestrianised public realm which will become the new home for the renowned Dame Barbara Hepworth sculpture.

Recognised as being one of the UK’s largest regeneration projects, Chesterfield Waterside is being led by Chesterfield-based Bolsterstone Group Plc working in conjunction with Arnold Laver Group and Chesterfield Borough Council.

Chesterfield Waterside progressing well in 2021

The town’s £340 million Chesterfield Waterside scheme continues apace following the submission of an additional Reserved Matters application for the remaining elements of Basin Square, to the new ‘One Waterside Place’ office accommodation.

Recognised as being one of the UK’s largest regeneration projects, Chesterfield Waterside is being led by Chesterfield-based Bolsterstone Group Plc working in conjunction with Arnold Laver Group and Chesterfield Borough Council.

Since 2019 the scheme has made significant progress with construction beginning on 173 two, three and four-bedroom homes at Waterside Quarter in 2020 followed by the start of construction on the seven-storey office block – One Waterside Place at Basin Square, in 2020.

Avant Homes’ £36 million development forms part of The Park character area of Chesterfield Waterside and is the company’s largest site in the Chesterfield area to date.

The showhomes opened in August last year and in only six months nearly 20% of the 173 homes at Waterside Quarter have been sold with some already occupied.

Avant Homes Central head of sales, Dawn Bennett, said: “We’ve received a great response from buyers at our Waterside Quarter development and interest in our homes has remained consistently strong since its launch in 2020.

“In September, we unveiled three of our design-led two, three and four-bedroom showhomes, which were shortly followed by our first residents moving into their homes.

“Work on-site is still progressing well and with more than 30 homes now sold, we’re hugely excited to continue to see great success at Waterside Quarter.

“The showhomes comprise of The Beckbridge, The Northbridge and The Westbridge house types, all of which have elevations that are entirely bespoke to this development. These properties have given interested buyers a chance to see the Avant Homes specification first-hand by personal appointment and, as a result, we’ve seen a surge in interest for our homes.”

Last year, the Basin Square character area at Chesterfield Waterside also made significant progress. The first phase will see the delivery of Grade A office space, known as One Waterside Place, to meet the requirements of local occupiers. Tenants have already been secured for part of the building, and further tenants are being sought by property agents Knight Frank and FHP. In September 2020 Chesterfield Borough Council secured a forward funding agreement with Chesterfield Waterside Ltd, to bring forward construction of Waterside Place in the Basin Square neighbourhood of the development.

Harry Orwin-Allen from the Sheffield office of Knight Frank, said: “Chesterfield Waterside is an exciting, high quality, mixed-use scheme which will revitalise the eastern side of Chesterfield on an unprecedented scale for the town.

“This development comes at a time when Chesterfield is becoming a popular base for SMEs with its good town centre facilities and links to the motorway network.”

The office block is part of a wider business and residential offering in phase one of Basin which comprises offices, a hotel, multi-storey car park and build-to-rent apartments, which will be centred around the new canal basin and pedestrianized public realm which will be home to the renowned Dame Barbara Hepworth sculpture.

Britcon (UK) Ltd, a leading Civil Engineering, Building and Steel Frame Solutions company began construction of the office block in October. As part of the contract with Chesterfield Borough Council, Britcon will utilise local labour and local contractors across the whole build process as well as working closely with Chesterfield College.

Councillor Tricia Gilby, leader of Chesterfield Borough Council, said: “Work is progressing well on site and we hope that One Waterside Place will be complete and ready for businesses to move into from September 2021. The development, which is being led by local company Bolsterstone PLC, has already created around £1.7 million of orders for local contractors. The project is also helping young people develop skills – an innovative partnership with the college is allowing students to track the process and learn more about the construction industry. When Covid-19 restrictions allow, there are further plans for site visits for local schools, and on-site work experience opportunities.

“Waterside is just one of several major developments in Chesterfield that will help ensure the town has a strong economic recovery following the pandemic. Together with our HS2 Station Masterplan it will see that area of the town completely transformed, making it more attractive for visitors and businesses, which will help further strengthen the local economy and ensure there are great opportunities available to everyone in our community.”

Students wow the Gateway at PEAK development team with architectural designs

Students at the University of Derby have impressed the team at Milligan, who are developing the Gateway at PEAK, after unveiling their architectural visions for the UK’s first fully-serviced national park gateway based in Chesterfield.

The Gateway at PEAK will be part of the 300-acre PEAK Resort, consented on the eastern boundary of the Peak District. As part of developer Milligan and landowner Birchall Properties’ partnership with the University of Derby, undergraduate and Masters level students responded to a live brief and were challenged to assume the role of architect on the project.

The students were asked to consider local communities, wildlife preservation, sustainable design with a Net Zero Carbon objective, and respectfully incorporate the Peak District’s natural beauty into their designs.

The students worked in teams to envision scheme designs and complementary uses such as F&B, retail and exhibits, delivering unique concepts that offered a broad spectrum of options for the developers to consider.

After all the proposals were submitted, the Milligan development shortlisted four finalists who were awarded a share of £1,000.

Dr Boris Ceranic, Course Director for Masters Programmes and Centre of Excellence Leader at the University of Derby, said: “I was impressed by the quality of the work and particularly pleased by the way undergraduate and Masters students have worked together as a team to deliver such complex and demanding design charrette briefs.

The designs were inspiring, with highly sustainable and distinctive visions of unique visitor experiences, resolved through proposals that blurred the boundaries between the open and enclosed, solid and transparent, static and fluid, natural and built environment.”

Lecturer, Graham Markwell comments, “This live project has allowed us to work with industry partners to deliver a high-quality experiential learning initiative. The students have produced innovative solutions to the brief provided and have greatly benefitted from interacting with professional clients and real-world projects.”

Gary Dawson, second year student on the BA (Hons) Interior Architecture and Venue Design talks about the project and the valuable experience it provided; “We really enjoyed working on the project, being able to apply our creative skills to a public space of the future was fantastic and gave a real sense of how we will apply the skills we are learning in future careers. Having the opportunity to push ourselves and see what we can accomplish, in the limited time we had, helped us all begin to realise what we are capable of achieving and what our futures might be like.”

For Milligan the project was a great way of not only accessing some fresh thinking for the development but also a way of inspiring the next generation of creative talent within the industry.

Paul Hanegraaf, Creative Director at Milligan notes “I was blown away by the quality and thought put into each submission – especially as the students had little under a week to prepare.

We have been developing the plans for the Gateway at PEAK for some time and will soon be announcing the architect we have appointed before revealing their plans later in the year.

It’s wonderful to have input and inspiration from the next generation of designers, planners and architects, after all, it is that generation we’re building this inspiring place for.”

More partners announced for The Gateway at PEAK

Mixed-use developer Milligan has appointed further specialist partners to collaborate on the Gateway at PEAK, the UK’s first national park gateway, consented on the eastern boundary of the Peak District in Chesterfield.

Architects Stanton Williams, technology specialists RDS Global, operations consultant DN Consultancy and landscape architects Gillespies, have all been appointed by the Milligan development team.

In July 2020, Milligan formed a unique working group of local stakeholders on the development of Gateway at Peak, part of PEAK Resort.

Since then, the vision for a sustainable hub, welcoming visitors to the Peaks, providing food and accommodation, retail opportunities and environmentally friendly options for onward travel into the park, has been taking shape. The latest partner appointments are an exciting milestone in the progress of the development.

Milligan has a long history of collaboration with Stanton Williams, an award-winning practice well positioned to realise the sustainable and Net Zero Carbon objectives of the Gateway thanks to experience on similar projects and its own Carbon Neutral Zero Plus accreditation.

RDS Global will work alongside the Milligan team to plan and manage the project’s IT platform, deploying its new technology – BlackBox. The RDS BlackBox can consolidate multiple datapoints and communication forms which will power real time, actionable data to enrich customer experience and track energy metrics to support the development’s sustainable goals.

David Norris of DN Consultancy will orchestrate the management and operational strategies and prescribe the environmental, social and governance factors across the Gateway at PEAK.

Also appointed to the team, is award-winning landscape architecture practice, Gillespies who have been leading landscape and public realm design for over 50 years. Utilising strong design principles and an understanding of the natural landscape and environmental context, Gillespies will work with Milligan to deliver transformative planning and design, unlocking the potential of the Gateway at PEAK, to create an inspirational space with a clear-cut purpose, to make people’s lives measurably better.

Families set to benefit from new play and fitness facilities in Staveley

Staveley residents are set to benefit from the first improvements to the town as part of the Staveley Town Deal, which sets out ambitious plans to pull in more than £25m worth of funding to the area over the next five years.

Initial funding worth more than £140,000 will be used to invest in new play and fitness facilities at King George V Playing Fields. This will create a fantastic new space for families to create memories together and for residents to exercise in.

The money has been secured thanks to a Chesterfield Borough Council bid to the Government’s Town Deal Accelerator Fund – submitted on behalf of the Staveley Town Deal Board as part of wider plans to regenerate the town.

It follows further investment by the council in the park which saw creation of bowling facilities and a new skate park; together all these improvements will ensure that the park has facilities suitable for every age group.

Ivan Fomin, Chair of the Staveley Town Deal Board, said: “It’s fantastic to see the Town Deal delivering funding for facilities that will directly benefit local residents. These improvements are the kind of grassroots project that I hoped we could deliver as part of the Town Deal. It may not be a high financial cost compared to the total value of the Town Deal, but it will make a massive difference to local families.”

The planned works include a new play area which will have a range of equipment for both juniors and toddlers. It will also aim to encourage imaginative play through its design and features, like play panels.

As well as the play area, a new fitness zone will be created. Within this there will be an outdoor gym area where residents can do more than 200 different types of exercise. It will also feature a multi-use area for basketball and football.

Councillor Jill Mannion Brunt, Chesterfield Borough Council’s cabinet member for Health and Wellbeing, said: “As we’ve all seen over the last year, providing excellent outdoor facilities is important for everyone. They provide a space for the community to socialise and are an important place for young people’s development. They are also becoming more popular as exercise venues.

“We are working closely with our funding partners to help deliver this fantastic new play and fitness space in King George V Playing Fields. I am sure that local residents will create lots of great memories in this space and keep active for many years to come.”

The work is set to begin in March and will be managed by Chesterfield Borough Council and delivered by Kompan.

Have your say on ambitious regeneration plans for Chesterfield

People are being encouraged to have their say on ambitious plans to transform the area between the town centre and Chesterfield Train Station – creating a vibrant gateway to North Derbyshire and setting out potential sites to create around 850 new jobs.

The HS2 Station Master Plan was approved by the council’s Cabinet on 2 February and will now be put out for public consultation. Residents, businesses, train passengers and visitors to the town can have their say between 8 February and 8 March.

The proposals – which can be viewed in an innovative virtual exhibition – set out a vision for the future development of the area and are also designed to make the most of the once-in-a-generation plans for a High Speed Rail (HS2) link at Chesterfield.

Councillor Tricia Gilby, Leader of Chesterfield Borough Council, said: “Despite the challenging economic times posed by the Covid-19 pandemic, Chesterfield is not standing still and we’re pressing ahead with our £1 billion growth programme – carving out a prosperous future for our borough, while creating jobs and homes for local people.

“Our HS2 Station Master Plan is a key element of this work and we’re now asking for local people, businesses, train passengers and visitors to give us their views to help shape the future of our town.

“We want to create a vibrant gateway to North Derbyshire and the Peak District, to better connect this key site to our town centre, and to bring unused and underused land back to life for the benefit of local people. The proposals also have sustainability at their heart – setting out infrastructure improvements to support cycling, walking and better access for public transport.”

Due to the ongoing Covid-19 restrictions in place, people are being invited to take part in a virtual consultation, with an online exhibition setting out the key proposals. They include:

  • Establishing the principle of new development plots to accommodate a mix of uses with the potential to generate a minimum of approximately 850 jobs
  • A new station link road (a through route) between Brimington Road and Hollis Lane with improved public transport access
  • Closure of the A61 on-slip road
  • A new public ‘boulevard’ for pedestrians and cyclists (including segregated cycle lanes) leading from the station to Corporation Street
  • Replacement of the existing A61 footbridge between the station area and Corporation Street with a new wider bridge, including a segregated cycle route.
  • Suggested changes to Corporation Street to improve accessibility for pedestrians and cyclists whilst retaining vehicle access to businesses.
  • A ‘transport hub’ including a multi-storey car park (with around 550 bays) and charging points for electric vehicles
  • A cycle hub with e-bike hire and secure cycle parking
  • An overall layout that has the potential for a higher quality of natural habitats including more tree planting
  • A new station forecourt to better accommodate buses, coaches, taxis and a drop off/collection point.
  • A continuous cycle link from Hollis Lane area through to Crow Lane

Councillor Gilby added: “Our proposals also seek to harness the once-in-a-generation opportunity presented to our region by the HS2 project – a chance to cement Chesterfield’s position as a thriving place to invest and do business.

“But it’s important to note that this plan can be delivered ahead of – and independently to – the national project if needed.

“This is a flagship plan for our borough’s future, and we’re keen to hear the views of as many people as possible. Their input will help shape the final version of the Master Plan, which will be used to drive forward regeneration in the town centre.”

Funding for regeneration at and around the station and the preparation of a masterplan has been obtained by Chesterfield Borough Council and Derbyshire County Council through both the Sheffield City Region (SCR) and East Midlands (D2N2) Local Economic Partnerships.

Flats and apartments set to be created in landmark Chesterfield Town Centre building

A prominent building in Chesterfield Town Centre is set to be brought back to life, with the property set to be converted into a mix of studio, apartment and flats.

Chesterfield Borough Council approved a planning application from the Tamcourt Group (JLK Architectural design) to convert the upper levels of a former Greggs bakery shop into residential dwellings.

Situated on the junction of Packers Row and High Street in the town centre, the property will consist of one-bedroom studios, one and two-bedroom apartments and a third-floor extension on the existing flat roof section of the building to allow space for two one-bedroom apartments.

Councillor Kate Sarvent, cabinet member for town centres and visitor economy, said: “Creating attractive places to live in the heart of the town contributes to a thriving and sustainable town centre for the future, and supports the night-time economy.

“Developments like this are a positive step forward for the town centre, providing well-located homes, close to shops, leisure and entertainment venues – and increasing the options for local people when choosing what kind of home they would like to live in.”

In the planning documents, Phillip Riden, chairman of the Chesterfield and District Civic Society said: “We strongly support the proposal to restore the ground floor of the building to retail use, and the creation of studio and one-bedroom flats above.

“This will increase the supply of reasonably priced accommodation in the town centre and bring another building back into residential use, a policy which we consider highly desirable.

“In the mid-nineteenth century half the one hundred or so separate properties in the shambles were residential: town centres evolve as needs and tastes change and these may go round in a circle.”
